Real estate agent here. Using cold email to reach property sellers and investors for 6 months. Most cold email advice is SaaS-focused so here is what works in real estate specifically.

Target audience: I focus on commercial property owners with buildings over 10 units. I pull owner data from PropStream and county records, then find email addresses through Apollo and Hunter.io.

What works:

  • Hyper-local personalization — reference their specific property address or neighborhood
  • Market data in the email — "Properties in [zip code] are selling at 12% above 2025 valuations"
  • Short emails with a single question — "Have you considered selling [property address]?"
  • Follow-up with a comp analysis or recent sale in their area

What does NOT work: Generic "I am a real estate agent looking to help" emails. Property owners get dozens of these. You need to show you already know their property and their market.

Numbers: 5 inboxes, 100 emails per day, 6% reply rate, 2-3 serious conversations per week. Closed 4 deals in 6 months worth approximately 45K in commissions. My total infrastructure cost was about 500 dollars over that period.

Cold email ROI in real estate is incredible if you do the personalization work. One closed deal pays for years of email infrastructure.
